Can you hold a property before I apply?
Properties are rented on a first-come, first-served basis once a completed application and required fees are received. To secure a home, we recommend applying as soon as possible. -
What are the move-in costs?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit prior to move-in. Some properties may also require last month’s rent. -
How old do I need to be to apply?
All applicants must be at least 18 years old or the legal age required to enter into a binding lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable provided the home is returned in good condition, normal wear and tear is excluded, and all lease terms are fulfilled. Deductions may apply for unpaid rent, damages, or cleaning costs. -
When is a cosigner required?
A cosigner may be required if an applicant does not meet income, credit, or rental history qualifications. Cosigners must meet financial criteria and sign a guarantor agreement. -
How do I apply for a rental property?
Applications are submitted online. A completed application, application fee, and required documentation—such as proof of income and valid identification—must be provided. -
How do I pay rent?
Rent is typically paid online through the secure tenant portal. Additional payment options, such as automatic bank transfers or checks, may be available depending on the property. -
I want to get a pet—what should I do?
Please review your lease and contact our office before bringing a pet into the home. Pet approval, deposits, monthly pet rent, and restrictions may apply depending on the property. -
What if I want to move out but my roommate wants to stay?
Lease agreements generally hold all tenants responsible for the full lease term. The remaining tenant may need to qualify independently or find an approved replacement tenant. -
My lease is ending and I plan to move out—what’s required?
Written notice is required prior to move-out. Please review your lease for the notice period and submit your intent to vacate by the specified deadline. -
Who is responsible for maintenance and repairs?
We handle routine maintenance and repairs. Tenants may be responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through the tenant portal.
